Why Timar

Three reasons clients pick Timar over a generic mainland buyer’s agency.

Tasmania is a tight, relationship-driven market. The buyer’s agent you pick changes which properties you get to see, and what you pay for them.

Local Tasmanian team, not interstate consultants

Timar is Hobart-based. The relationships, the local knowledge, and the deal flow are real, not borrowed from a Sydney head office. When we walk a property, we know the street, the zoning, and the agent on the other side.

Genuine off-market access

Roughly half of what we transact is off-market or pre-market. Local agents, vendors, and councils trust us to bring serious buyers to the table. That access is the entire reason most of our clients hire us.

End-to-end, from brief to settlement

Strategy session, market mandate, sourcing, due diligence, building reports, contract review, negotiation, and post-settlement support. One team handles the lot, so nothing slips between the cracks.

Tasmanian investment property
What we buy

Investor-grade assets across four classes.

We do not chase shiny objects, we do not flip, and we do not run hopium plays. Our clients hold what we buy for years, often decades.

  • Investment residential: Strategic suburb selection, durable yields, and the kind of buy-and-hold residential that quietly compounds for decades.
  • Commercial: Cashflow-focused commercial in growth corridors, with leases vetted and tenancies stress-tested before you sign.
  • Development sites: Sites with real planning upside, surfaced through long-term relationships with Tasmanian councils and planners.
  • Specialty & hospitality: Hotels, accommodation, and specialty assets aligned with state and local government growth corridors.
Our process

A clear five-step process, from first call to settlement.

No black-box methodology. You always know what is happening, who is doing it, and what comes next.

Step 01

Free strategy session

A 30-minute call to understand your goals, portfolio, and risk profile. No pitch, no hype, just an honest read on whether we can help.

Step 02

Written mandate

We map out the specific markets, asset classes, and price points that fit your strategy, in a written brief you can refer back to.

Step 03

Sourcing & shortlisting

We work the off-market network, surface opportunities you will not see online, and present a shortlist that matches the brief.

Step 04

Due diligence & negotiation

Inspections, building and pest, contract reviews, and the negotiation. You get the asset at the right price, with the conditions in your favour.

Step 05

Settlement & ongoing support

Property managers, accountants, future acquisitions. We stay in your corner long after the keys change hands.

Strategy session

Free

30 minutes with David and the team. No card on file, no obligation, no automatic follow-up calls.

Engagement fee

Transparent, agreed upfront

Our fee depends on the scope, asset class, and budget. You get a written quote before you commit. No surprise add-ons.

Who it’s for

Timar is the right fit if you’re…

  • Building a long-term residential or mixed property portfolio
  • Looking for off-market access and on-the-ground intelligence in Tasmania
  • Allocating capital from interstate or overseas
  • Already holding multiple properties and adding strategically
  • Time-poor and want a single team handling search, due diligence, and negotiation
Who it’s not for

Timar isn’t the right fit if you’re…

  • Anyone looking for a tick-the-box service rather than genuine advisory
  • Anyone looking for the cheapest option rather than the right one
  • Investors chasing hot tips, short-term flips, or get-rich-quick plays

Better to know upfront than waste each other’s time on a call.

Common questions

What people ask before booking.

We are Hobart-based and most active across Hobart, Launceston, the Northern suburbs, the East Coast, and key regional growth corridors. If you have a specific area in mind, mention it on the strategy session and we will tell you honestly whether it is in our wheelhouse.

A real estate agent works for the seller and is paid by the seller. A buyer's agent works exclusively for you, the buyer. That changes everything: pricing, negotiation tactics, and the properties you actually get shown. There is no commission split with the seller's agent, so our incentives are aligned with yours.

Strategy sessions are free. Engagement fees depend on scope and asset class, but they are transparent and agreed upfront in writing. There are no commissions from sellers, no kickbacks, and no surprise add-ons. You will know the full cost before you sign anything.

No. Our process is built for investors and seasoned buyers allocating $500K or more on a single purchase, or building a multi-property portfolio. If you are buying your first home, there are great Tasmanian agents for that, and we are happy to point you in the right direction.

No. Most of our clients are interstate, and a growing number are overseas. We handle inspections, due diligence, and negotiation on the ground for you. You do not need to fly down, although plenty of clients choose to once they see what is available.

From strategy session to settlement, most clients are in their property within 6 to 10 weeks. Some move faster on the right off-market deal, some take longer when the right asset has not surfaced yet. We will not rush you into something average just to close a fee.

Roughly half of what we transact is off-market or pre-market. Tasmania is a tightly held market, and local agents, vendors, and our own network surface deals that never reach the public listings. It is the single biggest reason most of our clients hire us.

Three reasons. Time, leverage, and information. We do this full-time, in Tasmania, every day. Most interstate buyers spend months chasing leads on realestate.com.au, get outbid on the few good ones, and end up paying a premium for whatever is left over. A good buyer's agent typically pays for themselves in the negotiation alone.
